Wicker Park's 1611 West Division for Lease, Opening October 1

The new and unique tower will have stainless steel appliances, a rooftop terrace with grills, fitness center and more.

Wicker Park’s newest apartment building 1611 West Division is officially constructed, and now leasing agents announced Friday they’re ready to accept applications.

The 11-story building at 1611 W. Division St.—appropriately named 1611 West Division—is a mixed-use building, housing 99 apartment units and multiple retailers on the first floor. Now that the building’s quirky exterior is finished, it’s one of the most recognizable features in Wicker Park.

Zack Weiner, a leasing agent with M. Fishman & Co., is said he’s leasing out the studio, 1 and 2 bedroom units. The rental spaces will also range from 550-square-feet to 1,200-square feet with studios ranging between $1,495-1,975; 1 bedrooms between $1,795-$2,175; and 2 Bed / 2 Bed flex between $2,050-$3,295.


They’ll be available to new tenants starting October 1, and interested residents can apply to live in the building online.

The apartments allow for two pets in each unit, while pit bulls, Rottweilers, German shepherds and Dobermans are not allowed. Gas is included in the price of the apartments and there are no security deposits. 

The venture, led by co-CEO at Intelligentsia Coffee & Tea Inc. Robert Buono, secured more than $20 million in funding in January to finance the building. Along with a new PNC Bank, an Intelligentsia Coffee will fill the retail space at the building.

The building was designed by Wheeler Kearns Architects.
And although the development will house almost 100 apartments, parking is staying at a minimum. Just 15 spaces will be made available for the entire building, and they’ll be designated more for the retail spaces than tenants.

It’s all springing up where a foreclosed Pizza Hut once stood.
